
First Eagle Management and PPG Development secured rezoning and site plan approval for a 166-acre redevelopment of The Club at Emerald Hills golf course in Hollywood.
The project, which has been several years in the making, drew mixed reactions from residents, with some supporting the aging club’s revitalization and others raising concerns about its potential impact on flooding and traffic.
The city’s planning and development board on Tuesday voted to rezone 166.2 acres at 4100 North Hills Drive from country club to planned development. The approvals pave the way for residential development, a new clubhouse, 40 hotel rooms, a park and an updated golf course.
The project calls for 284 residential units across multiple condo buildings, townhomes and two single-family homes.
Development will occur in phases, with the golf course, park, some residential units, clubhouse and villas slated for the first phase. Additional condos will follow in the second phase, while townhomes will round out the project’s third and final phase.
The latest redevelopment effort dates back to 2020, when Ari Pearl’s PPG Development partnered with real estate investor Mickey Taillard to propose a plan calling for 416 luxury rental units, 30 townhouses and 40 golf villas, The Real Deal previously reported. By 2024, those plans had been revised. PPG Development, along with Taillard and Todd Schoenwetter’s First Eagle Management LLC, the company that owns The Club at Emerald Hills, advanced a downsized plan with 322 condos.
The most recent proposal drew criticism from Emerald Hills residents who questioned the development’s impact on flood risk.
